Carros Centre in Sungei Kadut has over 2.3 million sq ft of built-up area and comprises 383 strata units
BOUTIQUE property developer BS Capital will on Wednesday top out Carros Centre, the largest freehold automobile mega hub in Singapore.
Scheduled for completion by the first quarter of 2017, Carros Centre is an industrial integrated development located at 60 Jalan Lam Huat, within Sungei Kadut in the north region.
The freehold strata-titled industrial development has over 2.3 million square feet of built-up area, spanning eight ̘floors, and comprises 383 strata units.
Zoned “Business 2” (for heavier and more pollutive industrial use), Carros Centre will house automobile- related facilities such as car service centres, automobile repair service facilities, body works and servicing workshops, parts and supplies dealerships, and storage for second-hand car dealerships.
Knight Frank Singapore, which is marketing the lease and sale of about 140 strata units on levels three and five of the development, said the building is designed with a column- free layout and driveway that includes a loading area in front of each unit.
Tan Boon Leong, executive director and head of industrial at Knight Frank, said that the owner is planning to sell only certain units as it still wants to retain a 75-per-cent majority say in the management of the property. The rest of the units will be leased to car-related companies. Carros Centre offers ramp-up access to all units, including 40-foot container access to the loading bay at the ground floor, as well as cargo and passenger lifts.
Alice Tan, director and head of consultancy & research, Knight Frank, noted that industrial freehold strata- titled units have generally seen stable price movements over the last five years to Q2 2016. This is mostly due to the limited supply of freehold industrial properties as the government has stopped releasing freehold or longer-tenure industrial land to the market, she said.
